Isn't one of the rules of gerrymandering that they must be similar shapes/compact? So the third one wouldn't really be fair

I think it's just the same area. Realistically, you couldn't actually have the same shape multiple times due to irregular borders.

The only rule I am aware of (but I am sure there are more) is that each district has to be one, continuous area.

There aren't very many rules, gerrymandering is determined by case.
For instance, if a district looked like this:
