Ours just paints over whatever you tell him is wrong. Hole in the wall? Paint it to match the hole. Sink exploded? Paint over the sink. Window broke? Now its a painted wall.

I loved all my private landlords. I would treat them with respect and show their property the respect if shoe my own. I’d make it a point early on to show I was competent. When it would break I’d fix it. I’d make deals with them- so if an old fixture cost $300 to pay someone to replace with a shitty one- I’d either replace it for free labor and I get to buy one of MY choice up to $300 in materials (so you get something nicer to live with and look at than the usual cheap rental shit...) or if it’s something less important I’d replace it with a cheap but high quality one for less money than they’d pay to have it done- because then I get to choose it.

You can replace little stupid things- and often I’d do them for free including materials. Just contact them and say “this thing is bad (send pics as proof) is it ok if I replace it?” Then I’d replace it and not bill them. That $10 or whatever buys good will and trust. Then when I call and say “hey- I don’t like the color of the walls, may I paint them XYZ?” Or “can I knock out this section of wall and make an open floor plan?” Or whatever- they say sure.

That’s how we got solid oak stairs at one of my old places. The old stairs were hideous and falling apart. A guy quoted my landlord her money to repair them- me and my roommate made him a deal that we’d do free labor- but he has to let us use oak, and we will take the cost of wood/materials off the rent. He got high end craftsmanship and oak stairs that will last his lifetime and add to the property value- for slightly more than the cost for cheap lousy ones. We got a much nicer looking and more enjoyable place to stay. Depending on the job I might do labor off rent too- but doing the job for less saves the LL money and makes them like you more usually- less likely to raise rent or look for another tenant.

I find it quite often to be so, but most of them one is not born with- so part of the fun is learning new ones.

I've actually had pretty good luck with landlords since getting married. The first was private and his attitude is, "If you replace it with something nice instead of just fixing it, you don't have to keep coming out over and over." The next place would come pretty quick for most small problems and where I am now I start to worry to work order went in wrong if I've waited longer than two or three days because they're so wonderfully prompt!

This post and the commet section made me realize that I never tell my landlords when something goes wrong, I just repair it myself and maybe I... don't have to.
